My housemate is moving out and I'm looking for someone to take over their half of the contract. You would be taking their room plus access to all the shared parts of the house.
Downstairs is a nice bright living room leading through patio doors to the rear garden. There's also a separate dinning room, that could be reconfigured into a home office, games room, whatever takes your fancy. The shared fully equipped kitchen includes electric oven/hobs, fridge-freezer, washing machine, plenty of cupboard storage, and all the essential appliances (microwave, kettle, toaster...); and there's a hatch leading to dining room! The house was offered unfurnished by the estate agent but I have furnished all the shared areas, so the living room has sofas, TV, shelving, and the dining room has table and chairs, as seen in the photos. This also mean's there's scope to repurpose, replace or remove the furniture in any way we want.
Upstairs there is a shared bathroom with shower/bath (very good water pressure), as well as the available double bedroom. The room is a decent size with good size windows looking over the back garden giving it a nice bright feeling. Room itself comes unfurnished, but includes built-in wall shelves and would comfortably fit a double bed alongside wardrobe, side tables, desk, etc. My outgoing housemate is willing to sell on their current bedroom furniture at a very good price: wardrobe, side table, and either a single or double bed frame, so it would be ready to live in straight away. Both bedrooms in the house are exactly the same size.
Outside includes front patio area and good size enclosed back garden, with enough space for BBQs and growing your own plants if that takes your fancy (a previous housemate was growing tomatoes on an impressive scale). There's also a couple of shed/storage cupboards attached to the house. Included with the house is a garage across the road. The back 2/3 is taken up with a small climbing wall I've built in there (which you'd be welcome to use any time if interested), but there's still plenty of space for bikes, boxes, etc.
Good location with easy access to city centre (~2km easy cycle away) and road links to A14 and M11. Peaceful residential cul-de-sac with friendly neighbours. Less than 5 minutes' walk to an Aldi. There is also a bus stop 3 minutes' walk from the house, which is served by the 8 and A busses. Parking is on-street and allocated but there's always plenty of space directly outside property.
Bills are not included and will be split 50:50 between the two of us. That's gas&electric, water, council tax (band B) and full fibre broadband from Zen.
Rent is £700 a month. The property is managed by Belvoir, and my experience of them is they're not too bad as far as estate agents go.
Would be fine with my new housemate having a small pet, but sadly I am allergic to anything large and furry.
I'm a 30 year old professional working in a science job in Duxford. I'm into climbing (if the garage wall didn't give it away!), running and going to gigs. I'm friendly and sociable, and I'm often out indulging in one of my hobbies on evenings and weekends, so you should have the house to yourself a reasonable amount of the time. I'm a vegetarian but happy to share with whoever (not fussy about separate pans and whatever).
The room is available from 7th June. Message me for viewings. I would be looking for a housemate who is looking to stay here for at least 8 months, but the longer the better as I don't want to have to do this again too soon.
You must pass referencing with the Estate Agents before you can move in. If you provide them all the information as soon as they ask for it, referencing usually takes 2 weeks. Belvoir have said to pass the affordability check your annual income must be >30x monthly rent.
