Hi, my flat property is going under some repairs, improvements, renovation until February 2023 to improve the property to attract best tenant or student. It is suitable for full-time professional tenants and are suitable students for those who will study at Cardiff. Metropolitan University as it is a 15 to 20 minutes walk to the university. Do please contact me first to answer your questions.

New prospective/potential tenants will need lots of patients required as the house is going under repairs, improvements and renovations as it will not be in a clean state, it will be messy, not clean condition such as Living Room, Bathroom, Kitchen, Hallway as everything carried out will be done 1 step at a time such as painting, new flooring, new kitchen worktop, new kitchen sink by the Contractor of the communal shared areas e. g. Living Room, Kitchen and Hallway. Also painting will be carried out in the bedroom as well slowly to modernise/improve the entire property. New furnitures such as black new sofas and black coffee table, black dining table and black chairs will be delivered and ready soon. For the inconvienence, all communal areas will not be kept clean at all until my Contractor finishes his work. Everything is carried out 1 step at a time is done because to avoid disruptions to the neighbours.
The property has a lovely spacious private driveway to park cars and a big garden to put your bicycles there.

Advance rent is £1000 and the tenancy deposit is protected with my deposit scheme of £1000 and you will be paying a £100 holding deposit of 1 weeks rent by bank transfer or cash. The rent is paid is by cash and the tenant will be paying 5th of each month as that is my fixed payment date to be paid.

The contract will start the day you move in but the payment date will be the 5th each month as my rent is assured shorthold periodic tenancy as it is month to month basis e. g. 5th August to 4th September of £1000. There will be a pro-rata will be applied to your rent which you will be charged on the basis of calendar days if you move in before the 5th and after the 5th of my payment date.


Terms and conditions set out by me are:
*Have a gurantor but its not essential (Subject to tenants circumstances)
*Be able to pay 1 month rent in advance
*Have an income to afford your rental budget to pay rent on time and afford to pay rent increase due to market inflation.
