Happy to welcome a professional or student lodger.

I live a short walk from the Cardiff Met Llandaff campus and I let out my small spare bedroom with all bills included.

I've successfully hosted four students from Germany, Ireland, Spain, and the USA, and two professionals from the UK and Turkey. All arrangements have worked really well.

You would share the house with me and my teenage daughter and we're laid back and very easy to live with. I've preferred short-term lets in the past but I'm comfortable with a long-term tenant now.

Neutral renovated single room with IKEA and Next furniture. It's a small room but great location in the heart of the conservation area in Llandaff village. Short walk to Llandaff Metropolitan campus and an easy bus ride or 30 min walk to the city centre. Shops, post office, coffee shops and good pubs right by my home.

All bills except council tax are included: water, gas, electricity, broadband, Netflix, cleaning products, toilet roll etc. The property is council tax band F.

Students are exempt from paying council tax. Professionals would need a pay 50% of the council tax (£116 per month) in addition to £550 rent.

I am in my 40s and my daughter is 15 so we'd like a female lodger. We also have two very friendly pet cats.
