Looking for a new tenant to take over my room in a lovely houseshare in Clerkenwell. Super central location (zone 1), ten minutes' walk away from King's Cross, fifteen from Russel Square and Farringdon. You might not even need to take the tube: from here, you can reach most of central London by foot within 40 minutes. There is a large Waitrose 15 minutes away and a few lovely restaurants/bars at Exmouth Market 5 minutes away.
The room is on the first floor of an old Georgian house with four rooms in total, two on the ground floor and two on the first floor, with the living room and kitchen in the basement. Lots of light throughout. There is also a patio with benches and a table, very nice in the summer - great for barbecues. Your housemates will be three male professionals in their thirties who enjoy getting a pint together every now and then.
The room is on the smaller side but well laid-out so it doesn't feel cramped. There is a double bed with floor-to-ceiling shelves on one side and a wardrobe on the other. There is also an extra cupboard imbedded in the wall, great for storing luggage. The window overlooks the patio. I currently have a small desk with extra shelves and a comfy chair on the landing outside the room which I am looking to sell to the next tenant for £100. The bathroom is on the ground floor and shared with two other housemates.
The kitchen is large and has everything you need: microwave, oven, large fridge, gas hob, dishwasher, and plenty of storage space. We also have a large TV in the living room and a washer & dryer. Cleaning is done by a different housemate every week according to a rota, and it's worked well so far. We also have broadband which is not included in the rent: council tax (band G) and utilities come up to ~£150 per month.
We made an arrangement with the landlord to increase the rent every month by ~£20 so we could prevent a steep increase in the rent a few months ago. The final rent will be £1,126 per month, as advertised, but it will be a little lower in the next few months: £1,040 in May, £1,060 in June, £1,082 in July, £1,104 in August. The landlord will also want to run a detailed credit and income check before you sign the lease.
