Summary
Large furnished double room in a modern 2-bedroom flat. The flat is relatively new (built in 2015) and consists of 2 bedrooms, 2 bathrooms, a fully equipped open plan kitchen, living room, balcony, and a hallway (with a washer-dryer). The room is not en-suite but the flat has two bathrooms and the other bedroom has an en-suite bathroom, so the second bathroom is your private bathroom. The flat also comes with a bicycle storage and communal garden for residents.

Price
The total rent + bills you will be paying is £1325/month/pp. However, I have set up council tax already, which is £75/month/pp. The easiest thing would be to keep that and you send £1400/month/pp every month. If you do not need to pay council tax then I can remove this.

All bills are included in this £1400/month/pp. Including council tax, service charge, ground rent, fast internet (500Mb Fibre Connection), electricity, gas, water and, heating.

There are no hidden fees that I can think of. There is no cleaner, receptionist or security guard.

Your flatmate
The existing flatmate is a 32-year-old Hungarian professional. He's easy-going and likes to keep his space tidy. The ideal new tenant is clean, considerate and comfortable with a gay flatmate.

Location
The flat is a 5-10 minute walk to Stockwell station (Northern/Victoria lines). The flat is 2min walk from a local park (Slade Gardens). Several supermarkets are within short distance, including Sainsbury's, Lidl, Co-op, Marks and Spencer, Iceland, Tesco, Poundland. Brixton is a 10-minute walk and has a wide range of options for entertainment, food, and drinks. Clapham is also a 20-25-minute walk, or 5-10-min bus ride. There is a Santander bicycle stand only 2mins from the flat and a large GymGroup within a 10min walk (which is only £25/month and does not require a contract). Other gyms are also nearby, such as Fitness First.
