Hi Everyone!

I'm currently looking for two housemates to join my tenancy from May. We have two very spacious bedrooms, in a partially furnished home.

Room One - £835 (large double)
Room Two - £780 (standard double)
Bills: £90 - £120 - this covers energy, water, internet, council tax, and a fortnightly cleaner

Deposit: £904
Tenancy: This is a joint tenancy contact. The room is available from May with the lease ending in March 2027.
Requirements: We rent with a private landlord fully managed by a local estate agency, you will be required to have an income of £24k, alternatively guarantors are accepted.
Furnishing: Room one is mostly unfurnished, a wardrobe & bedside table is available but bed is not provided
Room two comes with a bed (no mattress), a wardrobe & bedside table

The House:
Three-bed terraced house, with a separate bright living room, built in storage in the hallways, and a private back garden leading out from the kitchen and the living room, 1 bathroom and w/c separated. There is a small spare room, which has been used for working space, and laundry. There is no wheelchair accessibility as the gate is narrow, the house has a front step and the bathroom and w. c are on the top floor

The house was originally unfurnished and some of that furnishing will leave so there is some space to bring in extra bits, as well as additional storage on the ground floor and top floor.

The street is quiet and tree-lined, lots of blossoming trees out front at the moment. It's ~5 mins walk to Brockley station, and easy access to central London via public transport and loads of local green spaces.

Moni is 34/Black/Non-Binary, working in performance arts as a freelancer community producer. They enjoy dancing, qi gong, casual socialising, horror films etc.
Moni has been a tenant since Sept 2022
Ideal housemates enjoy casual socialising, are clean, easy going, 420 and neurodivergent friendly.

Good bus links to central - bus garage is 10mins by foot

A lot of good local shops, cafes and places to eat. All amenities are close by
