I am moving back to the US to start grad school so I am looking for someone to take over my spot on my lease. The lease is a 3 year lease that ends on Sept 5 2026 (with a break clause option for Sept 5 2025).

This is a beautiful house in a quiet residential area in Maida Vale (council tax band G). You are about 5 minutes from the Bakerloo line (either Maida Vale or Kilburn Park stations), about 5 minutes to the Kilburn High Road Overground, and about 15-minute walk to the Jubilee line (St. John’s Wood station). There are also plenty of bus stops around, so this place is very public transit-friendly and you can easily get to central London in no time! The room is a great size with a ton of storage space, and the house only came with the bed so you can keep all of my furniture (desk, desk chair, full-length mirror, nightstand, small chest of drawers, and a fan). You will have your own bathroom, and the house also has another full bathroom and a half bathroom.

The house is very spacious with a large living room area with 2 Juliette balconies and a generous kitchen/dining area (with a dishwasher and a lovely and cozy patio/garden area). My other two flatmates are 2 very kind professional men in their mid 20s, we’ve been friends for years and I can attest they are wonderful to live with!

For referencing through our agency Foxton’s, either you or your UK-based guarantor must make at least £41,000. Deposit of £1458.33 (5 weeks) is required.
