**Holding Deposit**

A holding deposit of **£80** is required to reserve this room while your application is processed. This will not exceed one week’s rent; a lower amount will apply if necessary to comply with the Tenant Fees Act 2019.

If the tenancy proceeds, the holding deposit will be credited towards your first month’s rent with the payer’s consent.

The usual deadline for entering into the tenancy agreement is 15 days after receipt of the holding deposit, unless a different deadline is agreed in writing.

The holding deposit may only be retained where legally permitted, including where an applicant:

- Provides materially false or misleading information affecting their suitability for the tenancy.
- Does not have the Right to Rent and the statutory conditions for retention are satisfied.
- Withdraws from the proposed tenancy, subject to statutory exceptions.
- Fails to take reasonable steps to enter into the tenancy agreement by the agreed deadline, despite the landlord or agent taking reasonable steps to proceed.

Failing referencing or being unable to provide a suitable guarantor does not, by itself, justify retaining the holding deposit. Refunds and written explanations of any lawful retention will be provided within the applicable statutory timescales.

**Tenancy Terms – Renters’ Rights Act 2025**

Qualifying assured residential tenancies in England are subject to the Renters’ Rights Act 2025 and operate as assured periodic tenancies from 1 May 2026.

No compulsory six- or twelve-month minimum term applies to these tenancies. Tenants can generally end their tenancy by giving two months’ written notice in accordance with statutory requirements, unless a shorter period is agreed in writing.

**Optional Deposit Alternative – Reposit**

A Reposit deposit alternative may be available, subject to eligibility and the landlord’s agreement. This involves a non-refundable fee instead of a traditional refundable tenancy deposit.

The current fee, any additional charges and full terms will be provided before you choose this option. You remain responsible for unpaid rent, damage and other sums properly due under the tenancy. A traditional refundable deposit remains available as an alternative.

Photographs may show rooms dressed or digitally staged for marketing purposes. Bedding, pillows, cushions, throws and decorative accessories may not be included.
