Double room:
£975pcm

My flatmate is moving back to Japan, so her double room is available from June 18th.

Key info:
- Rent: £975pcm
- Bills: ~£120/month (incl. energy, water, internet, council tax band B)
- Deposit: £1,100.00
- Available from 18th June
- Location: Canonbury/De Beavoir
- Age: 19 - 35 as a guide, but it's more important that we get on well!
- Transport: 5 mins walk to Essex Road Station, 10 mins to Haggerston Overground, 15 min to Canonbury Overground, 8 min cycle to Angel (Northern line). 3 min walk to 76, 141 bus routes. 5 min walk to (N)38, 56, (N)73, 341, 476 bus routes.
- Access: The flat is not accessible, with a flight of steps between the lift and the 9th floor.

Details:
- Room: The room is a decently sized double bedroom with a big window and stunning views of the City. It gets loads of natural light.
- Flat: Our flat is compact but adorable, with two bedrooms, kitchen and bathroom (incl. bathtub). The best thing about the flat is the insane views and insane amount of natural light throughout the flat. My flatmate and I often watch the sunset together. The kitchen has generous counter space, a big sink and room to store kitchen appliances.
- Communal space: I have a small living area with a sofa in my room. I usually leave my door open if I'm feeling social, and close it if I don't want to be disturbed. See last picture.
- Furniture: The room comes well furnished with a double bed, bedside table, wardrobe (all solid wood), desk, deskchair and clothes rail.
- The building: Our building is a cute, brick council block, with a mix of council and private tenants. We get on well with our neighbours and have friends on other floors. The building has shared balconies with panoramic views. The flat is directly opposite a park with green space, tennis courts and a chatty community of dog walkers.
- Amenities: 3 minute walk through the park (or around at night) to Tesco Express. 10 minute walk to Lidl. 2 minute walk to well-stocked corner shop. 5 minute walk to deli.
- Contract: The contract is until June 18th, but will become rolling on May 1st in line with the Renters Rights Bill.

The area: We adore the area. It's a 2 minute walk to our favourite corner shop, where you can buy anything you can think of or might ever need. 3 minute walk to our local pub, which is also a theatre and spills out onto the street in crowds on sunny days. 3 minute walk to the canal. 20 minute walk to Dalston for nights out! Tonnes of adorable cafes, pubs, shops a short walk away, even an independent bookshop! The location really is idyllic.

Flatmate: You'll be living with me, a recent graduate looking to work in the public sector (public health). I'm chatty and open, love to catch up at the end of the day over tea/dinner. I love cooking (mostly veggie) rollerskating, climbing, occasionally swing dancing, wild-swimming, knitting, reading (fiction & non-fiction), running. I'm also a climate activist and I love watching documentaries, too.

You: I'm looking for someone friendly and considerate, who's willing to clean the shared spaces together once a week and be proactive with household stuff e. g. bins. Someone who wants to cook and/or eat together sometimes would be lovely. I'd prefer someone who works out of the house at least three days/ week.

Other info:
- Bike storage: There are recently installed bike racks and secure council bike storage in front of the building. A 2 minute cycle away is the friendliest bike repair shop - he's never charged me!

If this sounds like your future home, please message me and we can arrange a viewing of the flat 🫶
