PROS:
Great location - 5 min walk to Hoxton Overground St, 15 min walk to Old Street, 25 min walk to Liverpool St station. Direct buses to Victoria (26), London Bridge (149),
Supermarkets, bars and restaurants round the corner.
10 min walk to Haggerston Park
Light: flat is on the 6th floor with no flats around, so it is super bright (sunny when the sun comes out).
Surroundings: next to the vibrant Hackney Road, and Columbia Flower Market, but super quiet being on a side road.
Tenants: one professional female, wfh 2 days but most of the time travelling. One student/professional, out most of the time. Both friendly but quite independant, wanting a peaceful home to rest after a long day.
Spotless: we keep the flat very clean, and would expect you to contribute to it.
Bills: water is included. Electricity, internet and council tax are extra,
Room: inclusive of desk, chair, bin, small double bed, wardrobe, and bedtable. And there is space left if you want to do some yoga in the room ;)

CONS:
Size: the flat itself is small and the kitchen doesn't have a door. Early birds or night owls would need to be really quiet to not make noise at unsociable hours, as we like sleeping.
Availability: initially the room is available from Monday to Friday, October to October. The only reason is because the flat is small and it feels good to have less people around the kitchen during the weekends :)
Cost: it's not free, £700 per month plus deposit

You get the vibe. Relaxed, mature, quiet, clean.
