I’m looking for a new housemate to join me in a lovely and unusually spacious three-storey home in Battersea/Clapham Common area. There is some flexibility with availability (between 24 September and 24 October).

My current housemate and friend is moving out following a new job, so I’m looking for someone to replace him on the joint AST, ideally somebody who is looking for a proper home and wants to stay for a good period of time, rather than simply renting a room short-term.

The House

The house is around 2,200 sq ft internally, spread across three floors, so there is a huge amount of shared space.

Downstairs there is a large open-plan living (which has working gas fireplace) and dining area, together with a fully equipped kitchen. The kitchen includes:

* Washing machine/dryer
* Dishwasher
* Fridge/freezer
* Gas hob and oven
* Coffee machine and other appliances
* Full dining sets, glasses, cutlery, cookware and utensils

There is also a large private patio, furnished with outdoor seating and dining furniture, an outdoor heater and BBQ. It is a genuinely usable outdoor space and great in the warmer months for eating outside, having friends over or just relaxing.

The house has one shared bathroom with a bath and separate shower.

On the second floor there is also a dedicated office/workspace, which you should feel very welcome to use.

The property itself is rented unfurnished by the landlord, so essentially everything you see in the photographs (furniture, kitchen equipment, dining furniture, outdoor furniture and the rest) belongs to me and will remain in the house.

The Room

The available room is a good-sized double bedroom with:

* King size Ottoman storage bed
* Wardrobe and chest of drawers
* Additional storage available on the third-floor landing
* Plenty of natural light

The house is large enough that it never feels as though two people are living on top of one another.

About Me

I’m David 👋, 33, and I’ve lived in London for around 10 years.

I work as in-house legal and work fully remotely. I tend to split my working week between the desk in my bedroom and the workspace on the landing, so although I’m home during the day, I have my own routine and space.

Outside work I’m easy-going and enjoy a mixture of going out, and having friends over occasionally for dinner. I value having a good relationship with whoever I live with and making the house feel like a home. We absolutely don’t need to live in each other’s pockets, but I’d much rather live with somebody where we can have a chat, occasionally have dinner or a drink together, have friends round and both feel completely comfortable using the shared spaces.

I’m planning on staying here long-term. Because the house was rented unfurnished and I’ve furnished it throughout, I’m quite invested in it as a home and would ideally like to live with somebody who has a similar outlook.

Winston 🐶

The house also comes with Winston, my small Jack Russell/Patterdale. He is an extremely friendly, well-behaved and trained little dog. When he isn’t out on walks, he mostly divides his time between chilling in the lounge, sunbathing outside and bringing out his toy box when he decides somebody should play with him.

He would be particularly pleased with a housemate who occasionally wants to join in. So, naturally, you’ll need to be comfortable living with a dog.

The Tenancy

The current tenancy runs until 23 January 2027.
The landlord is happy to replace current tenant on the agreement and the fixed term will renew automatically.

I’m looking for somebody who is able to make a genuine minimum 12-month commitment to the renewed tenancy rather than somebody looking for a short-term arrangement.

The landlord lives outside London and has been genuinely helpful and straightforward. We’ve been very fortunate with the property and have had no repair issues or other problems since the tenancy began in January 2026.

The incoming housemate would replace my current housemate on the joint tenancy, subject to the landlord’s usual referencing.

Rent and Bills

The total rent for the property is £2,950 per month. Because my bedroom is the larger of the two, I pay the higher share at £1,550 per month, meaning:

Your rent: £1,400 pcm

Bills are not included. Gas, electricity, water, council tax and Wi-Fi currently work out at approximately £130 per person per month on average.

Transport

The house is well connected:

* Around 10 minutes to Clapham Junction
* Around 15 minutes to Clapham Common Underground
* Short bus journey to Nine Elms and Vauxhall Underground stations

So it works particularly well for Clapham, Battersea, Vauxhall and central London, while offering considerably more space than you would normally find this close in.

Preferred Housemate

Somebody friendly, considerate and clean who wants somewhere they can actually settle and treat as home. Someone sociable enough that we can enjoy living together, but equally independent and respectful of each other’s space with own routines.
