Arranged over the raised ground floor and basement of a former garment factory on Clarence road, this unique warehouse flat has an impressive overall footprint of over 1,450 square feet and ceiling height of over 3.4m. The building retains many features such as thick concrete floors and walls, high ceilings and original iron pillars. The apartment currently has two bedrooms, two living rooms and two separate entrances.

The flat has a big communal garden and plenty of bike storage, all secured.

*About your private space and shared space*

Fully furnished space.

You will be renting the following privately: 1) large bedroom with a king sized bed, large wardrobe and bedside table, (2) a shower room and toilet, and (3) private entrance to the front.

You'll be sharing with me the space of 2 living rooms including kitchen (2 sofas available to use). The living room outside your bedroom is pretty much private for you - I'm only keeping access for my cats as they need to go outside and for cleaning purposes. I am very chilled and happy for you to use my furniture, kitchenware etc.

The price reflects the large space you will have access to - over 1,250 square feet, as well as the new furniture which I have purchased recently for use.

*Cats lovers only!*

I have 2 very cute cats who have access to the outdoors - you must be able to live with cats (very low maintenance). They are tabby / tortoiseshell and don’t shed much fur. They’re very clean.

*About the area*

Clarence road sits perfectly located for the green space of Hackney Downs Park and the transport links are close by, Hackney Central, Hackney Downs and also Clapton Overground are all a short walk away (c. 5 - 7 minutes).

The best coffee shop is just a stone’s throw away, Lodestar. You’re also right next to Uchi!

I am a professional born and raised in London who works in the office / remotely occasionally, and I'm also a classical music composer. I consider myself a very chilled and friendly individual - loves music, food, gym, yoga, socialising and of course cats. Would love to get to know my flatmate and be friends :)
