I’ve just moved into the flat myself and I’m slowly putting my own stamp on the place to make it feel as homely as possible. The great news is that it’s a quirky East London commercial/residential space, so we get far more room for our money than the usual setup.

It’s currently laid out as a 5‑bed flat, but I only want three of us living here. That gives us the luxury of an extra bathroom once I’ve saved up to renovate, plus a spare room for guests (great if you're an outa-towner and have friends or family who wish to visit from time to time).

The location is brilliant too. We’re right by the Lea Valley Walk and Hackney Marshes, with miles of riverside paths, greenery and open sky. You’ve got easy access to the Lee Valley Regional Park, Wanstead Park and the Wetlands, so whether you like long walks, cycling or just being near nature, it’s all on the doorstep.

Transport links are solid as well. Several key bus routes run through the area — including the 38, 55, 56, 106 and 488 — connecting straight into Hackney, Dalston, Islington, Stratford and Central London. Clapton Overground is close by too, making getting around really straightforward.
