THE HOUSE
The house has a shared lounge for you to relax in. It is fully furnished to the highest standards with huge TV in the lounge, a large kitchen/diner with all equipment, ample cupboard space, three fridge/freezers and microwave, a separate utility area with a washing machine and tumble dryer and a lovely garden.
All rooms have fire doors and individual locks for your safety and security, and commercial grade fire alarm systems operate throughout the house.
PETS
HMOs are unsuitable for free-roaming and some caged pets, however some pets in tanks/cages will be considered. If you would like to bring a pet with you, this must communicated to us and we will discuss with the landlord.
ABOUT US:
We are a family business - all of the houses are owned and managed by ourselves - so you get to deal direct with the landlord and our small, but super fabulous, team.
We have 20 years experience of renting rooms to professionals and take pride in what we do - we are accredited, legally qualified and fully licensed so you can be assured you are dealing with a reputable landlord.
HOW TO SECURE A ROOM:
To reserve a room, you will be asked to first submit an application form.
We then have a quick look over your form, and if all is looking good so far, we will ask you to pay a reservation ("holding deposit") to reserve the room.
The amount of the holding deposit is equal to one week's rent, which then goes towards your first month's rent payment (if your application is approved and subject to contract).
The holding deposit secures the room in your name for a maximum of 15 days, in which time we will request and receive your references, and we complete all the legal stuff (contract signing etc).
Your actual contract start date can be between 5 and 28 days from reserving the room (will vary for each room, so do ask us).
The holding deposit also covers the cost of the loss should you fail to enter into the tenancy within the deadline.
The balancing payment of one month's rent (minus the reservation already paid) PLUS a security deposit will be required in full before you are able to collect the keys. Our security deposits are equal to 5 week's rent - eg, for a £400 room, the security deposit is £461
