Built for one, you will have your own entrance via wooden stairs where you can relax and enjoy the garden, which you can access. The annex has a living room/bedroom and a kitchen with a separate bathroom. There is off-road parking for your car.

Included in the rental, you will have part central heating, continuous hot water provided from the main house with an additional heater, plus Wi-Fi.

The landlord and tenant share the washing machine in the garage with space for your washing powder etc. A Tumble dryer: for sole use of the tenant, with lockable switch.

The tenant will only need to pay for the electricity they use (but not standing charges which is paid for by the Landlord.)There is a meter fed by tokens bought from the landlord. The present tenant paid about £250 last year, but of course, it depends on how much is used.

The flat is fully furnished, including everyday living needs e. g. plates, mugs, cutlery, toaster, sandwich maker, combination microwave, electric Wok/frying pan, Air fryer, Slow Cooker, Kettle, Fridge Freezer etc.

The tenant and Landlord share the Refuse Bins…to be put out on Wednesday evenings, if the landlord is unavailable (or forgotten) The Landlord asks that wet clothes are not dried in the flat so there is a shared washing line.

A Television and radio are not provided; but plugs and areal sockets are installed.

The tenant will need bedding, towels and cleaning detergents e. g. washing up liquid, and any other consumables.

Council Tax: is not included in the rent so works out with 25% single person's discount about £101 pm.

The Landlord is allergic to animals and smoke, so no Animals and definitely no smoking.

Previous landlord references, proof of income and a guarantor will be required along with background checks.
