This is a calm and modern two people flat share in a high-spec top-floor flat in Coal Drops Yard / King’s Cross, around 12 minutes’ walk from King’s Cross St Pancras.
You will be sharing the space with one live-in owner, Andrea, a 34-year-old transfemme academic/professional, and two affectionate British Shorthair cats.
The room measures approximately 2.5 x 3.2m and is furnished with a double bed and new mattress, desk, shelving, and built-in storage. It has direct access to the balcony, and the private bathroom, located directly across the hallway, is for the tenant’s sole use at all times. Additional built-in storage for coats and shoes is also available near the entrance.
The flat itself is architecturally distinctive, with dramatic arched windows, high ceilings (almost 4m), mostly south-facing light, air conditioning (absolutely necessary in summer), underfloor heating, and a generous shared living and dining space. This is a flat that is genuinely comfortable to live in.
This would suit someone looking for more than a standard flatshare: a well-run, design-conscious, queer household where shared space is actually enjoyed and cared for.
What’s included
• Furnished double room (desk, double bed with new mattress, shift, and built-in wardrobe/storage)
• Private bathroom for your sole use

• Underfloor heating
• Weekly cleaning
• 24-hour concierge
• Residents’ business centre
• Residents’ gym (basic with a running machine)
• Bike storage
Working from home
Andrea works from home, so the flat would suit someone with a similarly quiet weekday rhythm. The current setup already works well for home working, and the living room can also be adapted for a two-person WFH setup if useful. There is also a residents’ business centre downstairs for additional workspace.
Household vibe
The atmosphere of the home is warm, calm, and thoughtful: more shared meals, quiet conversation, dinner parties, and bookclub energy than party-flat. Andrea enjoys distance running, sauna, cooking, and reading, and is looking for someone who also values a peaceful, safe, and well-run home environment.
The shared spaces are fully available to use, including the kitchen, living room, bookshelves, and household storage. This is very much a co-living setup rather than a purely transactional rental. I have an espresso machine, a blender, a noodle machine, an electric grill for bbq, a hotpot, and a sparkling water maker. You also get to have half of the space in the wine fridge if you want!
This home would be particularly well suited to a woman, transfemme, or non-binary working professional or postgraduate student who is tidy, respectful, comfortable with cats, and looking for a calm, affirming, well-kept home.
