My roommate is moving out of a two-bedroom flat on Hoxton Square so we are looking for someone to take over her room.

The available room is the master bedroom and has its own en-suite bathroom and private balcony. It's a good-sized room that comes furnished with a double bed and built-in and freestanding wardrobe.

The flat has two bedrooms and two bathrooms, a shared kitchen and living room (with TV), and a second balcony off the living area. It also comes with a dishwasher, washer-dryer, lift access, heating, and a secure entry system.

It is centrally located, being within easy walking distance of Shoreditch, Old Street, and the City, with plenty of restaurants, cafés, pubs, supermarkets and gyms nearby. Old Street Station is around a 5-10 minute walk away and Liverpool Street Station is around 15-20 minutes on foot.

You'll be living with a 25-year-old female who works a corporate job, generally working from home 2-3 days a week. I am a fellow Aussie who has been in the flat for around 1-1.5 years.

Ideally, we're looking for someone of a similar age who is friendly, clean, considerate, and looking for a longer-term home rather than a short-term stay.

Tenancy will be subject to the landlord's standard referencing checks. Unfortunately, no smokers or pets. Please note the rent amount listed does not include bills, such as council tax (tax band D), wifi, electricity, and home and contents insurance.
