Advertising my room for a tenancy takeover, as I'm moving out this week with my partner.

This is a really unique flat in central Hackney - the building used to be a school, so it has loads of natural light, high ceilings, and exposed brick feature walls! Its on the third floor, with no lift access.

You'll be living with three legend Aussies in their early thirties - one woman and two men, with our favourite additional housemate Benny the cat.

We're looking for a woman to take my place, to preserve the 50/50 balance. Emma is a vet and keen cake baker, and brought the beautiful british longhair Benny home as a foster cat when he was a kitten, and he's very much head of the household now!

He is litter trained and incredibly friendly. Tom works in advertising, and loves running and cooking. Shiv is a lawyer and loves travelling. All Aussies!

It's a relaxed and easy going home; we have occasional house dinners together and enjoy catching up in the evenings, but have our own lives and activities outside the house too!
You'd be sharing a spacious bathroom with Emma, which we've kitted out with plants, candles, and a water-filter shower head. It's a great space for a bath!

The living area is the real selling area of the flat - large kitchen, kitchen table, sofas and coffee table, with a menagerie of plants, with a mezzanine additional area up the stairs, where we have another sofa and a TV.

My room - the room for rent - is up another flight of stairs from the rest of the flat. Its an usual layout, like a loft conversation, with a sloped roof and the door coming up in the centre of a room, with a "trapdoor" style door! It means it has a huge storage area, which I've really appreciated, and some different options for lay-out of the bedroom. It does have a low roof in areas.

Location wise, it's about 2 mins walk from Hackney Downs Station, which can get you to London Liverpool St in 11 mins. Its 5 min walk from Hackney Central Station, which can get you to Highbury & Islington in 7 mins. Walking distance from Hackney Downs Park and London Fields.
Whilst it's ultimately a really urban and well-connected location, it's very close to some superb green spaces which provides some lovely balance.

The estate agents requirements - min £36k salary, usual referencing processes, and a one off £50 fee for the documents/referencing process.
