Looking at renting a room out again in my 3 bed house.
Looking for someone that is:
Easy going, Clean, respectful and fun and enjoys hanging out but also happy in their own company writing... This is starting to feel like a dating bio..

The House
Refurbished within the last 3 years, extended, new boiler, kitchen, modern quality radiators, carpets etc. Cavity wall insulation, double glazing and modern doors etc; cool in the summer and warm in the winter. Fast WiFi, Netflix etc.
Medium sized garden, big BBQ, garden seats, bench, fire pit.
As an infrequent but keen reader I have also created a reading knook, separate chill out space within the recent extension built. It makes for a nice second wind down space in addition to the main lounge.
The room - warm and cosy, fully furnished with a very comfortable mattress enhanced by a quality topper. Shelves, wardrobe, Lovely big desk and chair. Bed side cabinet and lamp. Loads of hanging points for pictures and making the room your own.
Me: Easygoing, pretty outdoorsy, always up for new experiences, and finding ways to be outside my comfort zones. However love relaxing, Netflix, cinema, games evenings, cooking etc. Alone time is good too.
My partner has her own place so sometimes I stay there, she likes board games, outdoors, hiking, crossfit. She lives at hers but occasionally stays here.
Passions and sports; racing mountain bikes, wild swimming, boats, Gym, hiking, water skiing, regular skiing, MMA, and obviously my well behaved big dog.

I have a reasonable amount of experience letting rooms so aim to make it as straightforward as possible, which is aimed to efficiently sus out if we are a good match.
Deposit is via a certified deposit protection scheme with a one-off fee of £21.50
Rent is paid upfront. There is a contract.
The first month would be the deposit + 1st month's rent deposit protection fee.
Cleaner every month, split between both of us contribution is £60 per visit.
