Quiet Furnished Double Room in New-Build Family Home – Gilesgate DH1 2
One furnished double room is available in our new-build four-bedroom detached house on Bishop’s Walk, Gilesgate.
This is a friendly, owner-occupied family home rather than a conventional student or professional house-share. We are therefore ideally looking for someone who likes the idea of a slightly homestay-style arrangement, with breakfast and weekday evening meals provided, and who is looking for a calm, clean and well-organised place to live.
It would particularly suit a postgraduate student, postdoc, visiting academic or quiet professional, including someone coming to Durham from overseas who would appreciate arriving in a fully furnished home without having to organise everything themselves.
The house is on a quiet new estate close to Tesco, Lidl, Dragonville Shopping Centre, a gym and regular bus routes. Central Durham University sites are approximately a 35-minute walk or 12-minute cycle away, including a pleasant route along country and riverside paths. There are also regular buses into the city centre.
You would be living with a Durham University academic, his South Korean homemaker wife and their 11-year-old son, together with an existing female postdoctoral lodger.
We are friendly and welcoming but fairly quiet and low-key. We value privacy, cleanliness, consideration and clear boundaries, and everyone largely gets on with their own lives.
The bathroom and separate lodger fridge/freezer would be shared with our existing lodger, so finding someone clean and considerate who is a good fit for the household is particularly important to us.
The room and house include:
Double room overlooking the back garden
New bed, wardrobe, desk, lamp and storage
Bedding and towels provided, together with anything else reasonably needed for someone arriving from overseas
High-quality blackout blind
Bathroom shared with just one other lodger
Downstairs WC
Regular bathroom cleaning
Separate fridge and freezer for the two lodgers
Superfast internet throughout the house and garden
Large modern kitchen
Dishwasher, double oven, convection hob, air fryer and good coffee machine
Utility room and balcony
Range of home-gym equipment
Driveway parking and EV charging
Warm, energy-efficient EPC A home with solar panels
TV licence, Netflix and Prime
Garage space for bicycle or suitcase storage
Meals and household arrangement
Our preferred arrangement is £900 per month with meals included.
My wife is a homemaker and an excellent cook, having learned from her mother, who ran a restaurant. She cooks a wide range of healthy food, often with an Asian or international influence, including authentic Korean dishes using ingredients we source from South Korea via London.
The meal options include breakfast and up to five home-cooked weekday dinners each week.
Dinner is normally around 6pm, but this is flexible. If you are working late, food can simply be left for you, and of course there is no expectation that you eat with us every evening. If you are going out, eating elsewhere or getting a takeaway, that is absolutely fine we can be flexible.
We particularly think this arrangement would suit someone with a busy work or study schedule who likes the convenience of coming home without needing to shop and cook every evening. The idea is to offer a genuine home-from-home, where meals, cleaning and many of the everyday practicalities are taken care of for you, while you still have your own space and independence.
We can also offer the room at £750 without meals, particularly to someone whose kitchen use is naturally quite light, for example someone who cooks occasionally or prepares simple meals ideally after my wife has finished cooking.
Because this is our family kitchen and living space, rather than a shared-house kitchen, the room would not be the best fit for someone who expects to cook extensively every evening or needs unrestricted use of the kitchen for long periods each day. Occasional or simple cooking is absolutely fine.
Rent
£900 per month: all bills, breakfast and up to five weekday dinners, regular cleaning, and bedding/towel laundry
£750 per month: all bills, regular cleaning, bedding and towels included, but without meals
There are no household cleaning rotas. My wife keeps the communal areas very clean and we use the dishwasher daily, so we would simply ask you to clean up after yourself if you cook and put used dishes in the dishwasher.
We can also occasionally help with practical things such as a lift to or from the station or a pick-up in particularly bad weather.
The arrangement is rolling monthly, with one month’s notice on either side and a £400 deposit. Medium- and long-term stays will both be considered, although we would be very happy to find someone who wants to stay longer term if the fit is right.
Please message with a little information about yourself, what brings you to Durham, your usual routine and whether you would be interested in the meals-included arrangement or would expect to cook regularly. We can then arrange an informal chat and viewing.
Please note: the current photograph shows our other lodger’s room. The available room is presently being used as a study, but it will be newly furnished and decorated in a similar style before move-in.
