MEZZANINE BEDROOM:
Mezzanine is the perfect room for someone who likes to be surrounded by great design and a contemporary environment but with none of the preciousness - this house is for comfortable living. 

The Mezzanine double bedroom has a beautiful unique birch wood and ply staircase with an unusual balustrade that is also a light box with either glorious deep red lighting that can flood the spaces, or a soft white lighting for living and working; the double bed has a very good quality sprung mattress that’s super comfy. There are two huge storage drawers under the bed. 

The mezzanine sleeping area is a full height bedroom with clothes hanging rail, chair, two side tables and two large Velux windows with blackout blinds and lights on dimmer. 

YOUR SITTING ROOM: 
has a double height ceiling giving a spiritual feeling to the room, with original stripped wooden floors, a linen and oak Habitat daybed with silk and linen cushions and a side table for creating a relaxing space below the mezzanine.
The sitting area is also equipped with a chest of drawers, a desk, one large bookcase, floor to ceiling oak and white shelving system and the same for a double height storage unit by a large window (with blackout blind) that faces onto the green space view of an urban common. 

The lower room has dimmable lighting with its view across the common and is wonderful for working at the desk, private reading or watching a film on the daybed.

BATHROOM: 
Adjacent to the Mezzanine is the large clean and light bathroom with a big contemporary bath for long soaks and excellent shower. Always clean - Personal bathroom access is yours daily during week until 8.30am so a peaceful start to your day! 

DOWNSTAIRS: 
Big, light open plan shared living & dining spaces overlook a cool plant-filled courtyard garden, seating under a cherry tree.
Stripped wooden floors throughout house, starting with maple downstairs and walnut/original floor boards upstairs. 

KITCHEN:
Includes slate floors, a walnut wood island with square sink/storage/ a large flat rooflight, Fisher & Paykel Fridge-Freezer, 5-ring neff gas hob, glass extraction hood, neff double electric fan ovens, nespresso coffee machine, K-Mix+various gadgets, dishwasher, microwave and washing machine. 

The living room steps down from the kitchen and dining areas, with huge linen Habitat sofa that’s very comfortable (hard to get off it!) and sits opposite an open fire (for very occasional climate sensitive use). 

Walnut Stairs go up to first floor to walnut landing area connecting to bedrooms with original pine floorboards and birch wood and birch ply stairs to second floor mezzanine.

ABOUT ME: 
I’m a professional woman artist just finished PhD, offering this great space across two floors in a relaxed house; I’m a sociable, positive, consciously green, warm person and very happy to grab the odd dinner/glass of wine, share local/arts knowledge when we coincide.
I’m vegetarian, and love cheese and good food!
I’m sometimes away at conferences/on projects/at my partner’s place, etc so it’s time with house and space to self is a great thing to have for my housemate. The house is also home to gentle brother & sister tabby cats who potter around and do their easy thing. Also I’ve made a great garden that I love to share! I’m a new London Park City Ranger too, involved in co-production of social arts practice climate crisis response projects …

AND YOU: 
Seeking a person who enjoys life, an independent friendly female who is respectful of sharing with others; its a quiet non-party household that catches up on the day/week, when our time frames overlap for a coffee/tea/chat/glass of wine (only if you do) and seeking similar easy going person who is animal & ‘everyone friendly’. For long term house mate a spare room can welcome occasional family/friends who visit you :)

Suitable for a professional or mature student mainly working/studying 9-5, occasional WFH is great -(1 or 2 days per wk), though not looking for a full time WFH house mate.

Epping Forest begins opposite the house including a wildlife pond and acres of common land-so perfect for running/walks/HIIT group exercise & artisan coffee and craft beer bars across the common to discover. It’s a unique combo of urban and nature that creates a sanity valve for London life. 

TRANSPORT LINKS ARE GREAT:
Elizabeth Line is luckily our walk-to Forest Gate station, short walk (6 min & 9 min) to two stations, one gives a fast link to Victoria line; Buses to and from drop close to house with access via bus or Eliz-Line to Stratford to one of London’s best transport interchanges : Central/Jubilee/DLR and many Overland lines. Westfield shopping centre and cinemas, Olympic Park & Stratford is 3 mins away on train, or 8-10 mins by bus/cycle. Train 10 Mins from Liverpool St, 18mins to TCourt Rd, 6 Mins on Javelin from Stratford International to Kings Cross.
