A double bedroom is available in EH5, suitable for a male tenant who is studying or working in Edinburgh long-term. The location is convenient, especially for students or staff at Edinburgh College Granton Campus, which is within walking distance. It is also close to the University of Edinburgh Western General Hospital campus, with a short bus journey or around a 30-minute walk.
The flat is close to local amenities, including a large Morrisons, a Lidl, and other everyday shops. The area is also close to several green spaces and coastal walking areas, including Granton Waterfront, Forthquarter Park, Gypsy Brae, the coastal promenade, Wardie Bay, and the Cramond/Silverknowes seafront. It is a good location for someone who wants convenient transport while also being near parks, open green space, and seaside walks.
I am a male PhD student at the University of Edinburgh. I mostly work from home and usually go to campus around 2–3 times per week. My routine is quiet and study-focused. I am tidy, responsible, non-smoking, and respectful of shared spaces, neighbours, and personal boundaries. I also have over five years of experience living in shared accommodation, so I understand the importance of communication, privacy, and keeping common areas comfortable for everyone.
The room is available immediately. Ideally, the tenant would be able to move in before 25 July, as this would align with the next rent payment date.
Costs
Rent: £630/month
Fixed building service/lift maintenance fee: £72/month
Broadband: £12.50/month, fibre broadband
Gas and electricity: shared according to the actual bills. I am currently switching suppliers. The property has an energy rating of around B–C, so the bills are not expected to be too high.
The fixed monthly payment is £714.50/month, excluding council tax, gas and electricity.
Council Tax
Full-time students are preferred. If all occupants are full-time students, the property can usually apply for a Council Tax exemption. Non-students are also welcome to enquire if they are willing to cover the Council Tax. The council tax band is C, including the discount for sharing a flat with a student; the annual cost is approximately £1,518.
Property Details
One bedroom is available. The kitchen, bathroom, and living room are shared.
There is a three-month-old Shetland Sheepdog puppy in the flat. His activity area is mainly limited to the living room. The tenant must be comfortable living with a dog. Someone with previous experience with dogs, or someone who understands the puppy training stage, would be preferred.
Requirements
Male tenant preferred. Long-term tenants are preferred. I am looking for someone who is quiet, tidy, respectful of shared spaces, non-smoking, and comfortable living with a young puppy.
