We are a weirdly sociable flat-share. We love cups of tea and banter, and occasional shared meals and music. We are looking for someone who would enjoy this and who shares common interests. Cost: £440 a month + bills (£130 at the moment – probably going up in April) + shared kitty for consumables. We will have a first round of Zoom/whatsapp meetups from the 11-17 April, and then invite folk around to view the room in person on the 24-27 April. The room is free from the 28 April.

* Comfy double bed on a 1.75 m high platform that spans the length of the room, custom-made from reclaimed wood.
* Underneath is a fold-away desk, a walk-in wardrobe and bookshelves.
* Staircase up to mezzanine contains shelving.
* A pleasant view out the window of trees and stone cottages.
* Good wifi signal.
* Heating: gas central heating. Room has been draft-proofed.
Inside the flat:

* Kitchen with all mod cons. Window seat around breakfast table. Dedicated cupboard, fridge and freezer space for you.
* Living room: Small sofa, dining room table, a window seat, and a piano.
* Tumble dryer available.
* Small bathroom with shower over bath.
* Heating: thermostat temperature is generally a compromise between individual preferences. There are heated throws to keep us warm.
Step outside the flat:
===============
* Herb planter with seating outside the front door for morning sun.
* Gorgeous garden right next to the water of Leith; great for spotting herons, otters and kingfishers, and enjoying afternoon sun or the sound of the river. Food-forest garden in the process of being built; large berry harvest. Space for 1 bicycle in shed. Outdoor wash line.
* Situated in picturesque old Colinton village; access to Pentland Hills, Colinton Tunnel, Spylaw Park, river walks.
* Close to bus routes 10, 16, 45 and 18. Easy access to Water of Leith cycleway, which connects to the canal cycle path. Free car parking in street out front.
* The village has a Co-op, chippy, two coffee shops, a post office, a couple of Italian restaurants, and two pubs.
You will share with: an engineer/gardener/foodie (female) and a professional bag-pipe player (male). You will have to put up with the engineer doing DIY in the afternoons, and the musician giving occasional lessons in the living room, and playing piano in the evenings. We have an old friend staying with us for a couple of months. Her room is usually our spare room. Once she has left, the spare room is available to host visitors.
The mezzanine room will suit someone with a daytime sleeping pattern, who doesn’t own a lot of stuff or have problems with the sound of bag-pipes, and who enjoys being close to nature. Due to allergies we can't host smokers or fluffy non-human friends.
