We have two girls in the flat and three guys currently. One girl is departing after three years at the Property so we are looking for a replacement girl to balance the flat and give Jess another girl flatmate to talk to, not just guys!!
ABOUT THE ROOM AND PROPERTY:
Rarely available, this is the only DOUBLE room available at garden level with no other bedrooms on the same level. It feels more private and you can literally walk out of the room to a bathroom, down the short passage to the kitchen and then walk out to the deck and garden when you want. More convenient access to the kitchen/garden than the 4 other double rooms upstairs. The room has a lot of character since there is a nice surprise study desk and bookshelves under the stair and attached to the bedroom. You will see when you visit! It is quirky and a previous flatmate said Harry Potterish.
THE FLATMATES
We have remaining an interesting, respectful and clean/tidy group. Everyone is working - we have Nick an engineer specializing in flood management for a local authority, Addy a wind turbine engineer developing his own new business, Jess an EngD Postgrad Student specialising in Applied Photonics and Cain who works at Dynamic Earth, after short stroll away through the Park.
CENTRAL LOCATION:
The Property is special being a period property set immediately abutting the King's Park (aka Holyrood Park) with direct unobstructed views and access. Whilst you are amidst nature you and will feel like you are living in the countryside, the property is also so close to the shops, University, Pollock Halls and the Parliament/King's Palace just down the hill. THE PRICE
The room is £825 pcm plus an equal share of the bills. Expect to pay about £975 all in for rent, Council Tax, Broadband, Gas, Electricity and TV License. The Gas/Electricity is subject to consumption so the £975 average Standing Order you pay per month is just a guide and you could pay slightly more or less than £975. All other rooms are now let. There is LED lighting throughout and a new boiler to keep bills as economical as possible.
