Hello!
We are currently looking for a young professional (m/f/they - all welcome!) to join our flat in Marchmont. Students are welcome, but they would need to pay council tax. The room is available from March 22nd, however we would be hoping to start a tenancy on April 1st.
I am the landlord. I have been living in the flat for 7 years but have decided to move away. Currently in the flat is Josh, a 28 year old professional working in events. He works hybrid from home / office and is very active and social. I am just firming up details on the other flatmate at the moment.
I have always liked to keep the flat clean and tidy and myself and other flatmates have always treated it like our home. We have previously taken it in turns to do a full weekly clean so you only have to worry about that once every 3 weeks and then just make sure to clean and tidy as we go along. We definitely want someone that's going to treat us and our home with the same respect we will treat you! Josh hopes to carry on this living environment.
I would want you all to get along and have a nice living situation, and therefore you will be meeting the other flatmates at the viewing as well as myself. I will be in Glasgow and will be your point of contact for repairs etc. I am reactive to any issues.
***Boring stuff***
- £850 rent
- £78 council tax (£232 total for the flat - Band E) - this increases every April by a nominal amount
- £17 wifi (£50 total for the flat) - this increases every April by a nominal amount
- probs around £50-60 bills but prices are unpredictable atm. It also depends on usage of course.
- The room is available now and I am hoping to start a tenancy April 1st, however could manage sooner if required.
- We want to meet you so will arrange for you to visit. I would ideally conduct viewings on March 20th.
- £1000 required for deposit at the same time as rent is paid, on exchange of keys and contract. Your deposit will be lodged with a rent deposit scheme, for which you will be given the information.
- The room available on the floor plan is room 1
- You would be a tenant on a joint PRT as the property has an HMO licence. This will be with Josh and the other flatmate. This is an open ended tenancy with a 28 day notice required should you wish to leave.
- Your room has some different furniture in it that's not in the photo, a three door wardrobe instead of the regular wardrobe, and a large desk and chair in the window
- The bathroom has been completely refitted and looks quite different to the photo. The shower runs off the gas combi and is not electric (meaning better water pressure)
- There is now a large dining table in the bay in the living room - we eat here now because it gets the sun. The kitchen table is still there we just don't use it much.
