Bright & spacious double room in prime EH9 location by the Meadows – £235 pw (all bills included). Only 3 people in total.
My partner and I are renting out a large double room in our flat, available from 1st September. The flat is located right next to Summerhall and just a 10-minute walk to the University of Edinburgh Main Library, which is ideal for postgraduate or PhD students for the academic year.
The room itself is a large and comfortable double, fully furnished with a double bed, two wardrobes, a desk, and a chest of drawers. There’s plenty of space whether you're studying, working from home or just relaxing. A large traditional window lets in lots of natural light, making the room feel bright and airy throughout the day. The desk sits right by the window, which is perfect for studying or working.
The flat is a classic Edinburgh tenement with high ceilings and large windows, giving it a lot of character and a bright, open feel. We have a shared living room and a spacious, well-equipped kitchen including:
• gas hob and oven
• washing machine
• microwave
• plenty of storage
• dining space
The bathroom includes both a bath and a shower. The flat also has fast broadband Wi-Fi and reliable heating to keep things warm and comfortable.
Location is one of the biggest advantages:

• 3 min walk to Sainsbury’s

You would be sharing with a couple (both working professionals). We keep a relaxed, tidy and respectful home. With only three people in total, the flat never feels crowded and has a calm, comfortable atmosphere.
We’re looking for someone easy-going, reasonably tidy and respectful of shared spaces. A student or young professional would both be a great fit.
We are ideally looking for a long-term tenant from 1st September 2026 to 30th June 2027 or 31st July 2027, which would be ideal for postgraduate or PhD students during the academic year. However, we would also consider a shorter-term stay for the right person.
Rent is £235 pw including all bills.
