My lovely flatmate of over two years is leaving the UK at the end of October, as her visa is coming to an end, so I’m looking for someone new to share my flat with.

The flat is spacious, peaceful and just a minute’s walk from Leith Links. There’s no shared living room as I often use it to work from home, but there’s a dining area in the kitchen and a shared bathroom.

The spare bedroom is used for Airbnb, hosting female travellers visiting Edinburgh, so you’d need to be comfortable with occasional guests coming and going (never more than one guest at a time, and always a female too).

Rent is £575 per month, excluding the internet (£10 a month), plus bills shared equally. Council tax is around £72 per person, and gas and electricity vary seasonally (up to around £60 each in winter, considerably less in summer). If there’s an Airbnb guest staying in the spare bedroom, I cover 2/3 of the utilities.

I’m flexible on the length of stay, from a minimum of three months to something more long-term.

I’m looking for a female flatmate who’s a non-smoker, clean, independent, considerate, tidy and easy to live with. Vegetarian or vegan preferred. Someone who appreciates a peaceful home.

There’s also the possibility of occasional extra paid work helping with Airbnb cleaning and guest changeovers, if that’s of interest. Completely optional and separate from the rent.

Available to move in from 31 October. Viewings can be arranged between 19-20 of October.
