Furnished, double bedroom with its own bathroom (not ensuite but bathroom is across the hall) in a lovely ground floor flat near Fountain Park, Edinburgh.

The flat consists of 5 bedrooms, 5 bathrooms, shared living room and shared kitchen. The kitchen has two fridges, two freezers, a dishwasher, gas oven, and lots of cupboard space.

The bedroom comes with a double bed (150cm), desk, chair, closet and a chest of drawers. Located on the opposite end of the flat from the road, it looks out to the garden. Bathroom has a toilet, sink, shower, and a heated towel rack.

Rent for the room is £740 excluding bills.

Gas + Electric - £30 in summer, £50 in winter (please note that this is per person and varies each month, so we cannot guarantee the amount! In general though, we try to keep expenses as low as we can)

Council tax- band E - £1285 (annual)
Broadband - £15.02 each (monthly)

We are four people, three males and one female ages 21-22, looking for a female to move in from 1st August. We would prefer a professional, age 19-25, as one of us is no longer a student and would like to split the council tax with another person (the council tax you would need to pay is the value stated above). However, being a professional is not a requirement, so please still get in touch if you are a student and are interested.

The agency we rent the property through requires a UK guarantor, as well as a deposit (normally above a month's rent). Though if you don't have a UK guarantor, we could still go forward with the documentation for you to move in, and you would need to put down a higher deposit.

We are a friendly flat and love our weekly Thursday flat meals (the day may change this year, depending on our schedules), playing cards and watching movies together. It would be wonderful to find someone who wants to join in on these! Keeping the flat clean and tidy is a priority, so we are looking for someone who also values this.

The flat is within walking distance to the city centre and there are multiple buses available, with bus stops that are 1 and 5 minute walks from the flat. In the nearby area, you can find plenty of shops, pubs and cafés.
