The accommodation is composed of a bedroom for one person, a walk-in wardrobe and an ensuite shower room. It comes fully furnished. There is a kitchen, a dining room and a living room that are shared. All bills and broadband are included in the price. It is located in Comely Bank, a 10 minutes walk from Princes Street and very close to lovely Stockbridge.

You will share the flat with me, the live-in landlord, and you will be a lodger (please see the page "difference-between-lodgers-and-tenants" in the info & advice section of spareroom if you are not familiar with this).

I am a professional working partly from home and partly from the office, and travelling for work often. You will be independent in your living but I am always happy to share moments around a dinner or a drink.

The room is cleaned in-depth every 6 to 8 weeks, and fresh bed sheets and towels are furnished every other week. You can also clean your room as often as you like in between!

There are two types of contract.
- The 'term' contract is for students who want to stay for a semester. It starts on September 7 until the end of the semester, and the rent is due weekly.
- The year-long contract is for students or young professionals who want to stay longer term. There is a probation period of 1 month, during which the rent is due weekly, before it switches to a monthly rent.
Affecting the year-long contract, there are periods during which the room is not available because friends and family are visiting. The lodger will be notified 2 months in advance, and offered the possibility to stay in the flat in another room, in a temporary sleeping arrangement for half the weekly rent and in proportion. Friends and family are generally visiting during the Christmas period, Easter, and late spring. The total time when the room is not available is expected to be no more than 6 weeks in a year.

If you are clean, quiet, respectful of the property and my belongings, and sociable, I am sure we will get on very well! Apart from my work, I like music, movies, art, riding my bike, going to the gym, and exploring the city and the countryside. I am quiet, clean and will leave you space. You will feel at home!

Process:

2- Around June 27, I will review applications. This is to give enough time to all who are interested to send me a message. If I did not decline your application when you first emailed me, this means that your application will be considered!
3- If you're shortlisted and are still interested, I will send a link to a video tour so you can decide if you wish to go ahead or not. We can also have a short zoom call.
4- I will then make a final decision and send you a lodger agreement form to complete and return to me that formalizes your stay.
5- Welcome home!
