I have two rooms available from 29 and 30 September respectively. Both rooms are for one person but have a small double bed (120cm wide) because who wants to sleep in a single bed. The price includes all bills.

The property is a fully licensed and insured Short Term Let so ideal if you are struggling to find a long term let because you're only coming to Edinburgh for a few months. License number: EH-70665-F

The flat hosts a maximum of 5 people, usually 3-4. There is an en-suite room and the other 3 rooms (including these) share a main bathroom, spare shower and spare WC. The main shower is very good. The communal kitchen has mostly Bosch appliances including dishwasher, oven, hob and microwave plus a Miele washing machine.

A cleaner comes in once a week to do the communal areas.
Bedding and towels are included.

The flat has 128Mb broadband over a MESH wifi network which is the same robust system I have in my home. I live 10 minutes walk away and visit several times a week to ensure everything is as it should be.

It's a quiet flat whose guests are respectful and considerate of each other and the neighbours.
