Hello,

I own and live in this lovely small basement flat in the centre of Edinburgh and I am looking to rent out my spare room. The location is great, super close to Edinburgh University, the Meadows, and Arthur’s seat, and very close to some major bus stops if you are needing to commute a little further. The St Patrick’s square bus stop is only a couple minutes away so commuting to QMU or Leith is also easy from here.

As a flat, although small, is well decorated and furnished, warm even in the winter months, and has good facilities with a good washing machine and tumble dryer, induction hob, slimline dishwasher, smart heating and smart lighting, a separate shower room and WC, fibre direct to the flat and a great little cinema space set up in the living room.

With regards to council tax, it is band C, although if you are a student I won’t expect you to contribute to that. However if you are a professional, I would split that down the middle. The other shared cost would be the fibre internet.

I’m a relatively quiet person, don’t tend to drink a home or host too often due to the smaller nature of the flat. I’m pretty good at keeping the flat clean and in good order, although I would expect someone I live with to contribute their efforts too. At home, I love watching sport and cook regularly, and listen to podcast after podcast.

Finally, I have a really involving and loving lap cat so any prospective tenant would need to be happy with that. If you’re working from home for example she will insist to sit on your lap or feature heavily in any web calls whilst leaving fur around. If I have to leave for a few days, it would be really appreciated if you were happy to make sure she’s well kept but if I’m away for any serious amount of time I would arrange for someone else to care for her.
