Double bedroom with a private bathroom (off-suite) in a clean and modern flat. NO couples; the room is for single occupancy only. The flat has no living room. The landlord will ask for references and a guarantor. Open to students or professionals, but you must be willing to pay council tax.

Non-negotiables: we are looking for a female flatmate who will keep the kitchen and shared spaces clean and tidy every day, and be quiet/mindful of noise especially between 11pm and 8am. The current flatmates are two friendly Heriot-Watt PhD students.

Bills: Paid on the 5th of the month. Wifi is currently £8.67pp per month. Electricity currently averages about £80 per month but this could increase due to the upcoming price cap rise. Council tax (Band D) will be £48pppm if you are a student, or £63pppm if you are not a student.
