Double room freshly decorated. All bills included. Super-fast internet. Off road parking space. All amenities. Sunny south facing room of decent size. New bed and mattress.
Must be clean & tidy. I will expect that the shared spaces are always kept fresh. (deal breaker)
I don't smoke myself but smoking is fine outside.
I'm a Cornish local. I have two friendly, clean, well behaved Dogs, so you must be good with dogs. (deal breaker)
I tend to live by the 11pm rule so around 11/midnight, the noise levels drop for consideration. Not a party house. One person cooking in the kitchen at a time. No Food upstairs. Or guests brought back.
I do my own thing and spend time working on my cars, bikes and watching motorsport & movies. My character is often sarcastic, blunt & un sugar coated with a dark sense of humour and I say things straight how they are. If you’re easily offended this isn’t the house for you.
Respectful & Relaxed household, No stress or drama.
The house is lived in since I work from home 90% & on the road 10% of the time. So generally I will be home. I respect personal space and don't feel the need for small talk. I'm a brother of two sisters.

So that's the house rules and what I expect from MYSELF & the LODGER out the way!!! If you need more furniture for clothing storage I can buy a wardrobe or chest of drawer once you've moved in.
