From 26th July 2026 for an indefinite period one quiet, responsible, self-contained and reasonably tidy English-speaking, female student would be welcome to join one quiet post-graduate student arriving on 1st August to do a course at City St George's University of London and one self-employed professional female live-in owner born and educated in London plus a small, friendly dog.
We welcome a female, dog-friendly flatmate who is happy to sleep in a standard single bed; the existing occupants are both assigned female, single, amiable, post-graduates. We are happy with a move-in date in August/September for the right woman.
This peaceful, comfortable, bright, duplex flat is under 10 minutes' walk from East Finchley underground station on the Northern line, zone 3, in a safe, interesting neighbourhood with plenty of good food shops, cafés, restaurants, a library and post office, several gyms and personal training studios plus the usual pubs, charity shops and nail bars.
This flat is on two floors which confers a sense of privacy and spaciousness. Available for single occupancy is one double bedroom furnished with a standard single bed. There is a large shared living room/dining room, kitchen, bathroom, lavatory and a sunny balcony. All the rooms have windows that open so the flat is bright and airy. Flooring is natural coir matting with jute rugs.
Ex-flatmate and University of Westminster graduate Simone says: "I spent close to a decade in this lovely, luminous flat and it was an overwhelmingly positive experience. Superb transport and local amenities make the location a winner. Vicky is accommodating and takes care that everything in the flat is maintained in top working order. She's also warm-hearted and fun to live with."
Ex-flatmate Briony says "The flat is beautiful, bright, airy, spotlessly clean and peaceful with plenty of good shops and transport nearby. It's a lovely environment and I was lucky to find this flat-share when I first moved to London. Vicky is experienced and thoughtful of all the details a tenant would like. She is quiet and respectful and I recommend her."
The available second-floor, east-facing double-bedroom is about 3.9m x 3.2m or 12'6" x 10'6" and currently contains two standard single beds 195cm x 96cm (one of which can be removed), mirrors, one wardrobe, two chests of drawers, two reading lamps and an armchair.
The large east-facing living room/dining room is 5.8 x 3.6m or 19' x 12' and is shared. It is currently furnished with two sofas, two armchairs, a coffee table, a dining table/console table and chairs, mirrors and lamps. There is no TV; instead we use online streaming platforms like Netflix and HBO to watch films and TV series but not live TV.
The first-floor south-west facing kitchen has a washing machine, fridge and freezer, 5-burner gas hob, extractor fan and electric fan oven. There are two outdoor washing lines for laundry as well as indoor drying facilities.
The south-west facing bathroom on the second floor has a bathtub, shower and handbasin and there is a separate lavatory. A combi-boiler provides instant hot water and central heating. All radiators have thermostatic valves to regulate a comfortable temperature in each room.
There is free off-street 24 hours daily and free on-street parking except between 2-3pm. Rent includes utilities, WiFi full fibre broadband, council tax band D and use of a nearby allotment and orchard for barbecues, sunbathing and relaxing in nature.
Within five minutes’ walk from the flat are buses 263, 102, 234, 143, H3 and the N20 night bus. East Finchley northern line underground station (zone 3) is less than 10 minutes' walk. From here it is 11 minutes on the tube to Camden Town, 23 minutes to Euston and 26 minutes to Kings Cross St Pancras International. A quarter of a mile away is the A406 North Circular Road and easy access to the A1/M1.
If you are a female, self-reliant, English-speaking student and would enjoy this quiet, all-female and dog-friendly, clean and comfortable home any time from 26th July 2026 please get in touch and come for a visit or a tour on WhatsApp.
The live-in landlady holds a current and enhanced DBS certificate and is keen on sustainability, recycling, idling and walking on nearby Hampstead Heath. For safety and tenant referencing purposes there will be a full identity check, financial disclosure and landlady references and your previous rental history will be of interest.
