Hello! I'm looking for 2 lodgers to join me in this lovely area - the house is huge with lots of shared living areas, and it's 2 mins from the Lizzie line and 5 from big green space. The dream would be for us all to become pals who enjoyed the odd meal together/pub trips/etc, but who respect each other's privacy. I feel a bit icky about being a landlord and am very conscious that can be a weird dynamic - and so I'm very very keen for this to be a place everyone can call their home and feels comfortable in.

*The House*
Fully renovated as of 1 month ago - everything is shiny and new
3 bedrooms - all doubles. One is smaller than the other hence the price difference.
Larger room can fit a desk, but also lots of space in the living rooms for desks if you'd prefer to work outside the bedroom
Small room can fit a double bed, but I'll buy a new bed depending on the new housemate's preference (whether you'd prefer a larger bed, or a smaller bed with more space in the room)
2 full bathrooms (1 with a large bath)
2 big separate living/communal areas - a great hosting house! 1 is currently the dining room, and the other a living room / chill-out zone. Lots of space for everyone to WFH if needed, and I'm also very open to reconfiguring bits to fit everyone's needs (I've deliberately left an area quite bare atm which I'll fit out depending on what we'd prefer/need as a house - could be a working zone or another chill-out zone / reading nook).
Front and rear garden. Front garden has a bike shed with lock, and rear garden has a shed for storage - currently trying to grow some squash/tomatos/chillies. Also a great BBQ
Loads of storage through the house, including a massive loft
Kitchen has everything you'd expect including a 5-ring hob and 2 ovens (so multiple people can cook), and a dishwasher

More on me:
31-year old professional (he/him/his), and a big fan of live music, theatre, pub trips, as well as reading/cooking/white-water kayaking/being in nature. I do like to hold dinner parties which you'd obviously be very invited to, as well as the odd BBQ and games night. Currently trying to grow my green fingers with middling success. WFH twice a week on average. I'm a non-smoker but don't mind if you do (as long as it's outside/out the window). Don't mind slow walkers, love travelling, hate answering these prompts, etc. I'm definitely not precious about the house (they're meant to be lived in - not museum pieces!), but will also make sure anything is fixed/sorted asap.

Looking for:
People who are generally sociable, fun to hang out but that also respect each other's privacy. I think it's always better to live with friends and ideally that would happen over time with no pressure, and we'd enjoy things like joint dinners, pub trips, etc. The house is great for hosting and I'd definitely want people to feel comfortable throwing dinner parties, BBQs, having friends over etc - only real non-negotiable is cleanliness and being respectful of each other. Definitely LGBTQ+ friendly, and open to (good) pets.

The Area:
Forest Gate is lovely - Wanstead Park is a huge green space nearby with a park run, and there are some great pubs/bars/restaurants (check out the Holly Tree, Joyau, Pretty Decent Beer Co, Fiore Truck). It's quite diverse as an area - you've got a boujie part with some fancy local shops, but also a much more diverse part across the high street which is perfect for amazing cheap ethnic food, as well as spice and food shops. There's a large Lidl and Co-op within 2 mins, and it's a 2-min walk to Forest Gate station on the Lizzie line (a dream in the heatwave), and 5-mins to Wanstead Park (Overground - Suffragette line).

Bills not included and broken out below - currently £100 per person per month but energy and water might go up slightly with more people:
Council Tax: £48 (Tax Band C)
Wifi: £12 (900 Mbps - stupidly fast)
Water: £21
Energy: £19
I'd also be keen to get a cleaner fortnightly (or have a cleaning rota)

Obviously feel free to message me any Qs you might have!

Larger room - no desk in there but definitely space for one
