Bright double room available from August, as I'm relocating to England. Flexible on an earlier move-in date if needed.

- 1 living room (free to use most of the day — just needed for about an hour twice a week when my flatmate has work meetings, as her desk is set up there)
- 2 storage cupboards (one for jackets/shoes, one for everything else — suitcases, boxes, vacuum, etc.)

**Bills:** Not included in rent, but currently work out to around £150ish/month.

**Furniture & appliances:** All furniture and appliances are staying. Beds/mattresses and the sofa have all been replaced within the last 6–12 months. Most kitchen appliances belong to the flat, though a couple (air fryer, rice cooker) belong to my flatmate personally.

**Pets:** My flatmate occasionally dog-sits, so you'll need to be comfortable around dogs. She always checks with the household first, so if you've got plans or just don't fancy having a dog around, you can say no.

**Location & Amenities:**
- 5 min walk to the train station
- 1 min walk to the bus stop
- 20–30 min walk into town, with plenty of coffee shops and restaurants along the way
- 5 min walk to Co-op, 15 min walk to Lidl
- Private parking with a gate
- Shared garden with rails for hanging clothes

**Landlord:** Great to deal with — very flexible about changes to the room/flat e. g painting as long as you check with them first, and happy for you to add decor and make the place feel like home.

**The household:** We're a quiet, easy-going flat. Looking for someone who enjoys socialising and spending time together, but is equally happy doing their own thing — we're looking for someone friendly and easy to live with.
