THE BEDROOM
The bedroom is spacious (16 x 12ft) and has ample room for storage; a wardrobe, a chest of drawers and a bedside table. The bed is a double bed and it has a Simba mattress. There is a desk stored in the cupboard if it's required.
The floor is laminate, and there is a large rug available if desired. The door to the room is a fire door and it has a key.
The window looks onto the back garden of the block of tenements.
The room has recently had insulation added to the ceiling to retain heat, and spotlights have been installed.
THE FLAT
The property is a 2-bedroom flat located on the first floor, it has gas central-heating which can be turned on any time from the hallway. All rooms have double-glazing windows.
The kitchen has a breakfast bar and is fully equipped. You can use any of the items you need (cutlery, crockery, appliances - kettle, microwave, toaster, blender). There is plenty cupboard space for storage and a large fridge/freezer.
The lounge has a nice L-shaped sofa and a 42" TV with access to Netflix and Prime. There is a comfortable reading space in the corner by the radiator.
The toilet has a bath and an electric shower, there is storage space for any toiletries.
THE AREA
The area is very convenient, it is just over the bridge on Queen Margaret Drive and opposite to the Botanic Gardens, from there you can travel on Kelvin Walkway for a leisurely wander, which leads to Kelvingrove Park.

Below the flat there is a variety of shops and cafes including a convenience store. The nearest pub is The Brewhaus and the local Tesco has an ATM.
A 6 minute walk away is Byres Road which is the main high street of the West End, great for shopping and socialising, with many pubs and cafes and a variety of supermarkets and independent stores.
CURRENT FLATMATE
Current flatmate is a studying a postgrad in Biochemistry. She is down to earth and easy-going.
She has a cat (Maine Coon) so looking for someone that wouldn't have any issue with this.
YOU
Ideally looking for someone employed or a student interested in staying for AT LEAST 6 MONTHS. International students/ workers are also welcome.
BILLS
Council tax, wi-fi and factor fees ARE included in the rent.
Energy bills have NOT been included. I feel it is fairer to split the cost 50/50 based on consumption. Meter readings are taken when you move in and I provide pdf bills from the provider of how much is due in subsequent months.
Bills vary from month to month, to give an idea on cost, the December bill was £165 and the July bill was £85. You would be expected to pay half of this.
PATIO/GARDEN
There is a small patio area at the front of the building which is nice to sit in during the summer. There is a communal garden to the rear which is shared among the neighbours and where the bins are located.
PARKING
Parking is available on the street however you have to apply for a Permit as it is no longer free. There is however some free parking available nearby should it be required.
DISCLAIMERS
As noted there is a cat at the flat, so anyone interested in staying would have to be okay with this.
The boiler for the flat is located inside a cupboard in this room. It was installed last year and is pretty quiet.
