My flatmate is moving out to live with her partner, so I’m looking for someone to take over her room.

**The room**
A furnished double room with a bed, chest of drawers, bedside table, and hanging closet. Just outside the room, there’s an additional storage space just for you and can be used as your own wardrobe (currently set up with drawers, but a clothing rack could also fit).

You’d also have the main bathroom, which is very spacious, as I have a small en-suite. There’s additional storage in a glass cabinet by the entrance—ideal for books :).

**The flat**
A 2-bed, 2-bath flat with a large balcony (great in the summer) and an open-plan kitchen/living space. I’m gradually updating some of the living room furniture on my own to make it feel even cosier.

There’s also a second shared storage room (used for luggage and household items).

The building has a lift and secure bike storage.

**Location**
Excellent location—just a short walk to Hoxton Overground and Old Street station. Lidl and local greengrocers are a few minutes away, with Aldi, M&S, and Co-op closer to Old Street. There’s a Curzon cinema across the road, and Shoreditch Park is about a 5-minute walk. The City is also within a 20–25 minute walk.

**who I’m looking for**
I’m looking for someone who:

* Values a clean and tidy home and actively contributes to keeping it that way. E. g., We currently have a weekly cleaning rota and a no-shoes policy indoors.
* Is looking for a calm, relaxed living environment. I work a busy job, so I like quiet mornings and fairly early evenings. I’m also a light sleeper, so someone considerate (or with a similar routine) would be ideal.
* Works in the office on average 3 days a week (or more). The room is small but it can fit a desk with some rearranging, but if you would prefer instead to work from the living room, this is kept to **max 1–2 days per week**, as it’s a shared space used to relax —especially in the evenings.

**A note on bills & heating**
Although it’s a new build, the bedrooms can get cold in winter, so we do use heating (unlike some new builds which don’t). We’re very mindful about usage, and current bills reflect that. If you tend to have heating on overnight or throughout the day, costs would be higher. Please also flag this to discuss preferences to avoid issues down the line. Both me and my current flatmate are also often in the office and away on average 2-3 nights a week so the bills reflect this too.

**Rent & bills**

* Rent: £1250/month
* Bills: ~£164/month per person (including 84 council tax, 19 water, 15 WiFi, 40-45 gas & electricity)

The contract renews in September, so there may be a rent increase, which would be split evenly to keep the difference the same. A later move-in date can also be discussed.
