Hello! I'm looking for someone to take over my large double bedroom. I adore this house and the location but have decided to relocate out of London. Available immediately. An earlier move-in can be discussed.

I am looking for someone who is a like-minded young professional female (aged 25-38). We have prided ourselves on keeping a welcoming, warm vibe in the home so cleanliness is important and we would like someone who will not only be clean and tidy but is also considerate of common spaces and noise levels. The occasional, small social gatherings with close friends and family are always welcome, but it's not a party house.

The flatmates:
You will be sharing the house with two other tenants. My current flatmates Ele (31) and Kam (32) are both professionals working in a hybrid format. They are friendly, enjoy cooking, visiting exhibitions, watching movies and keeping their plants happy.

- Gas & electricity: £35–£95 (seasonal)
- Council tax (Band E): £53
- Internet: £14.83
- Water: £22

Other details:
- We have a friendly ginger kitten, so you’ll need to be okay with pets 🐱
- No smokers
- Referencing required (employment, landlord reference, credit check)
- Prefer in-person viewings, but video viewings can be arranged

Agency requirements:
- Minimum salary requirement of £39k (or a UK guarantor that is a homeowner)
- Must have lived in the UK for at least 12 months
- Freelance candidates will be considered
- Must have the right to rent in the UK
- No CCJ's or court orders. 
- Rent upfront/paid in advance not accepted
