For extra security there are 2 extra metal gates in front of entrance.

Just in a 10-minute walk to Leeds Arts University, 15mins Leeds Uni and 20mins on foot to Beckett Uni. Leeds railway station in 30 mins on foot.
Hyde Park in 6-8 mins on foot.
Leeds General Infirmary Jubilee Wing in 20 min on foot.
Takeaway food in 1 minute.

The property itself serves very basic needs mostly, from very basic kitchen to bath+WC room, nothing posh or modern.
Gas cooker, washing machine, dryer, microwave, all works fine.
Fully automatic gas central heating boiler was replaced last year, forks fine.
Every room has desk, semi-double bed, wardrobe and extra spare heater. Double room has luxurious working space.
Due to Bills, in the COLD SEASON ONLY there is a credit of £100 per month for electricity, gas and water. Anything above that credit needs to be shared between tenants proportionally. In cold season it's extra 15-20 per month per person.
TV + AppleTV/netflix/Disney+ and Broadband Internet is included.
Council tax exemption is for students only.

The idea was to live along retro/vintage style kitchen and bathroom, and concentrate on personal and career development. Redecoration of walls is possible.

You are welcome to create your own personal space, redecorate room etc.
If you like gardening, you are welcome to grow your own plants at the patio.
Creative personalities are more than welcome in this property.

Tenants are calm and friendly, happy to assist if needed.
Currently there are 1-3 tenants: 1 student girl from China, 1 post graduate girl. and me, professional 39. Most of my time I'm dived into my work. I'm working full time on 50/50 basis (office/home ratio). But I don't mind to socialise on some occasions, go for a pizza or beer, or coffee+pie on the weekends or when mood strikes.

There are 3 bedrooms in total.

Anyway, I can ensure, I'm not the most selfish person in the Leeds :)) Last 6 months I've been periodically volunteering helping with hosting Ukrainian refugees.

Couples are subject to discussion for extra charge of 130.

Any kind of smoking or vaping is NOT permitted upstairs. BUT there is a well vented corner and the kitchen and front and back yard for that.
