A double sized bedroom with south-facing window is available for long term let. The room is for a SINGLE WORKING PROFESSIONAL or STUDENT and is situated on the second floor of a modern 4 bedroom mid-terrace townhouse in the Kingsbury area. I am seeking tenants that are non-smokers, non-alcohol drinkers, vegetarians, vegan or halal eaters, quiet, clean, tidy and, ideally, PRACTISING SUNNI MUSLIMS. Preference is given to LONG-TERM TENANCY (at least 6 to 12 months). The rental charge for the room is £700 per calendar month (pcm). In the past, I have received messages from people who request viewings only to find a place that is closer to their place of work or study, so do work all that out before deciding to contact me. A deposit of £700 is required and preferably references from the previous landlord (if applicable). The deposit will only be refunded at the end of the tenancy provided there is no damage to the room or property and 3 months notice is given before relocating after the initial period of 6 months.
The property has an off-street driveway, integral garage and rear garden. The ground-floor is fully tiled with a long foyer entrance that leads to a fully equipped and fitted south-facing modern kitchen (with washing machine, tumble dryer) and an eight seater dining area that has a patio door entry to the rear garden. There is also a ground-floor toilet.
The first floor has a double bedroom which is taken and is adjacent to a shared bathroom, a spacious shared lounge with satellite television and a balcony that overlooks the communal garden. There is also small stock room and a hot water cylinder cupboard that has storage for pillows and blankets.

The property has double glazed windows, central heating and full fibre wi-fi broadband connection. Both the first and second floors and stairways are fully carpeted.
The townhouse is located in a safe and peaceful neighbourhood and is within a 5 to 10 minute walk of both Kingsbury and Queensbury underground stations. Both the Jubilee line from Kingsbury and the Metropolitan line from Wembley Park provide easy access into Central London. A number of local bus routes allow one to commute to surrounding areas such as Queensbury, Colindale, Edgware, Harrow, Hendon and Wembley.
There are a lot of amenities nearby within a 5 to 10 minute walk such as Morrisons, Tesco Express, Iceland, Aldi, fitness gym, restaurants, cafes, takeaways, shops, banks, dentists, and doctor surgeries.
