My name's Emily and I'm looking to sublet my double room for one year from December 2026 to Dec 2027 (+/- a week or two if needed) as I will be moving to Italy for one year.

It's a really nice size 3rd floor flat in Tulse Hill between Brockwell Park and Tulse Hill railway station. It is on bus routes but you can't hear a thing from the bedroom at the back, so I sleep really well. I've been here 7 years (so far so good!) with one of my best friends who is great to live with (9y and counting!). She's witty, caring, intelligent, cultured, musical, and relaxed when at home, but also enjoys making the most of London to visit new places/exhibitions/gigs etc.

The bedroom is about 3.5m x 4.5m and fully furnished (double bed, wardrobe, several sets of drawers, and shelves), with extra shelving in the hallway for books (I can put mine in storage).

The bathroom has a bath and powerful shower. Hot water on demand, takes less than a minute.

The living area is an open plan kitchen, dining, lounge, with plenty of space for cooking and prepping food, a round dining table for 4 people, and a big sofa and armchair in the lounge area. Plenty of space for two people sharing, and to have a few friends round for dinner or drinks (not great for big parties though, sadly!).

Fixed bills included are Council Tax (Band C, Lambeth), water and internet.
Heating and electricity are variable and is included here at a predicted average monthly price (i. e. it’s about £30-£50 higher (each) per month in winter.. We submit meter readings).
