THE ROOM
This is a charming and well-sized loft room in Archway in a 2-person flat. Your bedroom door opens onto your own separate staircase. There is a living room/kitchen space, with washing machine, fridge-freezer, dishwasher (currently broken), and shared bathroom.
The flat is modestly sized, but perfect for two people. The flat is top floor of a three storey terraced building; part of its charm is that is gets a little hot/cold in the height of summer/winter. There are four other flats in the building. We don't have any issues with the other tenants, they're all nice people.
We are managed by an estate agents, who I have found generally responsive and helpful.
LOCATION
It's a really great location: 90 second walk to Archway tube, <5 min walk to Upper Holloway overground, and close proximity to Kentish Town and St. Pancras. We are short walks from Waterlow Park and Hampstead Heath. Whittington Hospital is a 5 minute walk.
FURNISHING
The flat will be partially furnished. The previous tenant will be leaving her bed-frame for you (if you want it). There will be a sofa bed in the living room. The rest will need to be purchased. I will try and sort a few things out for the shared space before you move in; if you have things to bring, or want to be involved in choosing the furnishings, let me know.
BILLS
Bills comes to just shy of £200. If you're a heavy energy user (or work from home) this will likely increase. We could save some money if we sign up for a WiFi contract.
CURRENT HOUSEMATE
You will be sharing with a healthcare professional. I'm typically out between 9-5 Mon-Fri but sometimes WFH a few hours a week. I keep things tidy and clean up after myself. I am friendly and social, but also value having space to myself.
I like reading, politics, football, climbing, and keeping active. I'm a straight left-leaning vegan man, but I'm very open about (and have history) sharing with all genders, sexualities and political persuasions :)
PREFERENCES
You are friendly and respectful of noise and space. You value keeping the flat clean, tidy and uncluttered.
Ideally you don't work from home more than 1-2 days a week (from a bills perspective). If we have shared interests, that would be nice but is not a necessity!
NON NEGOTIABLES
No couples, sorry, because the place is too small. Having friends over is cool, but this is not a party/afters house. Smokers are cool, just not indoors! My feeling is that the flat might be too small for pets, but lmk and we can discuss.
BIKES/CARS
I lock my bike outside on the garden railing. There are some cycle hangars on our road which are owned by the council which cost about £120 a year. There is no allocated car parking.
