We have one spacious room available in a fully furnished, double glazed and central heated house. This large ground floor bedroom has fitted wardrobes, curtains, a double bed and is carpeted. The room is lockable for privacy, and there is a comfortable shared living room, fully equipped kitchen, and shared bathroom with bath and shower. There has been a brand new bathroom, shower, flooring and wall tiles since the photos were taken.

The rent includes Gas, Electricity, Water, Council Tax, TV Licence and unlimited Super Fast Broadband, and is fully furnished. The landlord pays all of the bills, so it's easy to budget, and the rent is one all inclusive payment.

The current housemates are working, and are clean and tidy, and also considerate of the others in the shared house. This is a house for those wanting a quiet, more grown up house share. Two of the currents tenants have lived here for over 5 years.

The house situated in a quiet residential area, only a few minutes walk to popular bars, restaurants and shops on Princes Avenue. There are good transport links close by, and buses are available on Chanterlands Ave a minutes walk away.

Only around 1. 8 mile from the city centre. Free on street parking. Smoking is not permitted in the house, but is allowed in the rear small patio area. The house is fully licensed and approved by Hull City Council, and has all relevant gas, EPC, eletrical report, and safety checks.

Two months rent is required upfront, 3 months bank statements, and a reference from an existing landlord or employer.
