- Bright bedroom with lots of storage
- 2 min walk from Kilburn Park Station
- Spacious living room with a balcony
- Two bathrooms

I'm moving out of my lovely 3 person flat in NW and am looking for someone to join my amazing flatmates! The flat is in a fantastic location, 2-minute walk to Kilburn Park (Bakerloo), and 5 minutes to Kilburn High Road (Overground - 2 stops to Euston). You can be at Oxford Circus in 15 minutes and Waterloo is 22 minutes. We have Maida Vale and Queen's Park both under a 15-minute walk, Kilburn Highstreet close by for shops but not too close that it's noisy, plus lots of parks nearby.

The Flat 🏡
The flat itself is on the 2nd floor (top) and has a secure entry system. Every room has windows, and the flat has a dual aspect, meaning it's always bright and airy (many plant babies appreciate this too). There is a spacious shared living room with two comfy sofas, a TV and a dining table. There is also a balcony with views out onto a shared garden. The kitchen is big and has a stove, fan oven, washing machine, dishwasher (!) and full-size fridge/freezer. One fulls ize bathroom plus a WC. Loads of storage space throughout!

The Room 🛌
The room is a good size (big enough for a double bed). It comes with a single bed and large wardrobe with sliding doors. The room is really bright and looks out onto a green space and is quiet at night.

The Flatmates 👯‍♀️
You would be living with Maria and Lucy (both from the UK). They both love yoga, pilates, and visiting the nearby Farmer's Market's and car boot sales. House-wise, they like to keep it tidy, but are pretty easygoing and like to make the place feel homely, and would love to find someone with a similar vibe. Both girls are lovely and very social while also respecting each other's space and understand that sometimes you just want to chill in your room after a long day. I've loved living with them both and know you will too!

If you'd like to do a viewing, please send us a message! 💌 The room is available from 26 April but I'm happy to be flexible!

Boring Stuff 💸
- Rent: £985 / month
- Deposit: £1158
- Council tax: £60 / month
- Water: £20 / month
- Energy: £30 / month (fluctuates with usage but the flat is very warm during the winter so it's not too high)
- WiFi: £8 / month
Total per month inc. bills (approx): £1026

Tenancy info 📝
This would be a name change on our existing tenancy and you could sublet from me while the paperwork is completed. The lease can run until February 2028 but they are happy to switch people in as needed so there's no pressure to stay for the full tenancy. The flat is rented through Foxtons so you'd pay the deposit to me and then the deposit held in their protection scheme would move into your name. Our landlord handles repairs himself and is generally very good.
