Hi, I'm looking for a flatmate. It's a nice flat at the top floor (2nd) of an ex council building on a pretty and quiet road that's pretty much equidistant between East Dulwich and Camberwell. Great location and bus routes a few mins walk away (185, 176, 40), and Denmark Hill and E Dulwich Stations less than ten mins walk. Peckham Rye is about 15 mins walk, and there's a big Sainsbury's very close by. Ruskin park is a short walk away and there's lots of good pubs, restaurants and venues nearby.

The room is approx 12.5 x 10.5 ft, good light, overlooking communal garden area at the back of the flats. Currently it has a wardrobe and big chest of drawers, and the landlord will buy a bed for you prior to moving in. Shared bathroom, kitchen, and living room with a small balcony. Living room has TV, DVD player, Netflix, Hi-fi. Also includes some good storage spaces and access to a peaceful private garden space a few mins away.

I don't think the photos on my crap phone quite do it justice.

BILLS:

I'm looking for someone to split the cost of monthly bills, which currently totals at:

Council Tax (£87) (*this will reduce a bit with double occupancy)
Gas and Electric (£75)
Water (£30)
Talk Talk Broadband (£29)

So you would pay a total of £110.50p pcm at present for buills..

ABOUT ME:
I would describe myself as a friendly guy, fairly introverted yet also lead a busy, sociable life and and usually out a few evenings per week. I work in the charity sector, play gigs a lot and do some acting. I love music and watching films and box sets. I work mostly from the office and I'm not much of a morning person, so if you're the type who gets up at 7am then you certainly won't have a competitor for the bathroom. I do play guitar and sing a bit at home but would be considerate about this and not doing it late at night. I eat meat fyi.

YOU:
I'd like to find a flatmate who is friendly, considerate, reasonably tidy, has a sense of humour and might be up for the odd film night. If you have a partner then I'm open to discussion about them staying over within reason.

GET IN TOUCH:
If you're interested/would like a viewing then just get in touch with a bit about yourself and ask me any questions. The landlord will want to have some references and want to meet you first.

Thanks for reading.
Jim
