I’m sadly having to move back home unexpectedly due to a medical reason, so I’m looking for someone to take over my room from 9th September. I’ve really loved living here and wouldn’t be leaving if it weren’t for my health.

1. The room

You’ll have a large master bedroom with a huge window, giving the room lots of natural light. The room comes partly furnished with a bed and wardrobe/cupboard. I’m also happy to sell/give away some of my other furniture and belongings at very low prices if useful.

2. The flat

The flat is spacious, bright and homely, with a large living room and kitchen. The kitchen is fully equipped with:

- Washing machine
- Dryer
- Dishwasher
- Fridge and freezer

There is one spacious bathroom shared with your flatmate, with plenty of storage.

3. Location

The flat is in Elephant & Castle, with excellent transport links:

- Bus stops approximately 2 minutes away, with easy access to central London
- Elephant & Castle Underground and Overground around a 15-minute walk
- Plenty of cafés nearby (Blank Street, Gail's, Pret, and fantastic local options)
- Grocery shops and fresh food markets (Including Halal and Kosher butchers) around a 5-minute walk

4. Flatmate & household

You’ll be sharing with an Asian Indian woman who is a licensed medical professional working for the NHS. She is genuinely lovely, clean, considerate and respectful, and has been a fantastic flatmate.

We’re ideally looking for someone aged 26–35, although we’re flexible for the right person.

There is no salary requirement, so students are welcome to enquire, although someone who is employed would be ideal. UK guarantor checks are required.

This is not a social/party flat. You’re very welcome to have friends and family over, but we’re looking for someone who doesn’t regularly host large gatherings or parties. Ideally, you’ll be tidy, respectful, considerate and keen to make the flat feel like home.

5. Rent & bills

Rent: £1,225 pcm + bills

Bills, including council tax, are currently around £200 per person per month, although this can fluctuate depending on heating usage, particularly during the colder months. We are in council tax band D.

6. Refundable deposit: £1,298

7. Viewings

Viewings will be available from tomorrow evening and over the weekends.
