This is a first floor flat with stairs access from outside. I would prefer a lodger who is not well paid or even unwaged but working on social/environmental issues. The flat is council tax band A, about 15 minutes walk across the river from the town centre. There is a garage for bike storage and I have all the tools for bike maintenance. It is close to the canal and to various other cycle paths.

The sitting room, as seen in the photos, will be mostly for the person lodging as I, as landlord, have a separate study/ bedroom.
