I’m renting out the top-floor bedroom in my four-bedroom house in LS14, north-east Leeds.
The bedroom occupies its own floor and has its own private bathroom with a shower, so it feels quite separate from the rest of the house.
The room
The room is fully furnished as shown in the photos and includes:

The kitchen and dining area are shared, and there is also a garden.
The living room is primarily my personal space, as I value having my own area in the house. However, you’re welcome to use it when I’m not around, and of course we can use it together when we want to socialise, watch something or simply spend some time together.
All bills are included in the rent.
There is also fast 1 Gbps broadband, with a strong Wi-Fi signal and good coverage throughout the house.
About the house and me
I live here on my own most of the time. I’m a 39-year-old man, a full-time data analyst and work from home most of the time. I’m naturally fairly quiet and introverted, and I value privacy, autonomy and personal space.
My two teenage sons stay with me on some weekends and during school holidays. Their bedrooms and our separate bathroom are on the first floor.
There is also a cat in the house.

Although I’m generally quiet, I’m also a serious night owl and often stay awake until the early hours.
I sometimes work late, play music downstairs, walk around the house, heat up food at 1–2am or take a shower between 1–3am. I also occasionally have a friend visiting in the evening who may stay until around 11pm–1am.
So there can be normal household noise and cooking smells during the night.
For that reason, this room will only suit someone who sleeps well, can easily fall back asleep, or simply isn’t bothered by another person being awake and moving around at night. It definitely won’t suit a light sleeper or someone who expects the whole house to be completely silent after a particular time.
Likewise, I’m not bothered by normal household noise myself and wouldn’t expect you to tiptoe around the house or follow the same routine as me.
Apart from the unusual hours, this is a relaxed home and would suit a professional or a couple looking for comfortable accommodation, plenty of privacy and a friendly but independent living arrangement.
Location
The house is in a residential part of LS14 in north-east Leeds, around 3.5 miles from Leeds city centre.
There are bus stops and local convenience shops within walking distance, with a large Tesco Extra in Seacroft nearby. Cross Gates railway station is approximately two miles away.
Roundhay Park is also within walking distance via the Wyke Beck Valley, which is great for walking, running or cycling.
