centre and 1.6miles/2.5Kilometres from Leeds University.
The Room has 3 plugs (one double one single), a single wardrobe, chest drawers, desk and chair and TV. One large window facing the garden.
No air-conditioning.
Radiators in rooms (please note, heating is on from beginning of winter to Spring.)

Looking for someone who is a none smoker, clean, tidy and friendly.

The bathroom has a bath, shower and sink and there is a separate Toilet with sink next to it.
Downstairs there is a large shared lounge, large kitchen and dining area.

Washing machine and dryer available, in the summer months, dry on clothes line in the back garden.

Wifi, Electricity, gas, water and council tax (band B) included (if stay is over 3months) in rental figure. If you're working from home the rent will have to be negotiated as this will put engery costs up.

Aldi and Waitrose are a 5 minute walk and there are several buses close by that go into the city centre. Off road parking.

Also available for Monday to Friday lodgers.

Unfortunately, no pets allowed.

Rules:

1. Shared cleaning of bathroom, toilet and kitchen. You have the responsibility of cleaning your room.
2. You are responsible for your own toiletries, food and drink
3. Please be mindful of noise during the weekdays
4. If you want to share toilet roll, washing up liquid or any other cleaning products there is a fund you can add to.

General house rules:
. No smoking or vaping anywhere on the property
. Limit noise. Please be considerate of surrounding and neighbours (quiet times are between 23:00 - 09:00 weekends, 22:30 - 08:00 week days)
. Avoid damage to room/property. Please treat our belongings appropriately (Any damage will be charged)
. Turn OFF lights (except ones on a timer).
. No cooking in room, please use kitchen
. Please empty your room trash
. No pets allowed
. Only access shared rooms
. No other guests allowed to stay in the room with you, unless agreed with me prior and charge will be added.
No working from home.
Room:
. Please keep the room in a clean and tidy state. Please respect everyone's privacy.

Bath room:
. Switch ON fan when showering
. Please make sure the shower curtain is kept fully extended to reduce mildew build up
. Please avoid flooding the floor, it is not a wet room.
. Please don't use products that are not your own. A towels and toiletries will be provided, if needed.
. Please use hair catcher in bath and remove any hair trapped from plug hole and place in bin

Toilet:
. Please make sure you flush after use.
. Please spray air freshener
. Please place empty toilet roll holders in the bin and replace with new ones
. Please keep toilet in a clean and tidy state, wipe up any soilage.
. Keep toilet seat/lid down after use
. Please wrap sanitary products and place in the bin

Living room:
. If you want to use the living room to watched TV you can.
. Please turn the TV off when finished watching
. Please tidy any mess made

Kitchen:
. When using the kitchen, please wash all items after use and please make sure all appliances are switched off and stoved buttons turned to the off position.
. Please do not eat food that is not your own.
. Please do not drink that which is not yours, please ask if there is anything you would like.

*Please be aware, during the winter months, the heating is turned on at 5.30pm (as most people are at work) Please wear something warm during the day if you are staying in (I have hot water bottles, if you need).
